There are four land types as laid down in the zoning plans of each region. These plans were reviewed recently and will be subject to reappraisal in five years.


This land is located in residential areas. It is usually more expensive than other land types because of the looser restrictions that apply. Available parcels are smaller.

Building conditions:

Construction from coastline – minimum 6 metres
Floor plan area of construction – up to 36% of ground area
Number of floors - 3 + basement
Maximum height of basement above ground – 1.2 metres
